Selling a house in a divorce is our specialty, not a sideline. The Kenna Real Estate Group teamed up with Damon L. Chavez, Certified Real Estate Divorce Specialist and Certified Residential Appraiser, to build one team that sells divorce listings every month, from Fort Collins to Colorado Springs: more than ten divorce home sales in the last twelve months between us, and a free workshop that has taught hundreds of Colorado homeowners what happens to the house. Two owners who do not agree, two attorneys, a court deadline, and a house that has to be priced by data: that is the job, and it is the only job on this page. Damon leads the divorce listing practice. More than 12 years working with divorcing couples, a licensed appraiser’s eye on value, and collaborative-divorce training that keeps a sale from turning into a second case. Brian has sold Colorado homes since 2002, spent 25 years in construction before and alongside it, and built the free workshop after watching people decide the house without anyone explaining the math. How a divorce listing runs with us, step by step

  1. One conversation, both spouses welcome. A 20-minute discovery call, separately or together. Book it.
  2. The number. Smart Pricing Report to both spouses at the same time; appraisal if either disputes it.
  3. The paper. Stipulation-ready listing terms your attorneys can drop into the agreement or the court can order.
  4. The listing. Staging for a half-occupied home, showing rules that respect the spouse still there, no “motivated” language anywhere.
  5. The offers. Lowballs answered with the appraisal; a written log of every showing and offer either side can hand to the court.
  6. The closing. Disbursement exactly as the stipulation or decree says; proceeds held by the title company when the case is not final.

Questions people ask on this page

Do we both have to hire you?

On a sale, both owners sign the listing agreement, so both spouses engage us, usually as a transaction broker for the sale. For a buyout valuation, either spouse can ask and we send the report to both.

Can you represent just me?

After the decree, or when the decree awards the house to you alone, yes. During a joint sale, one-sided representation is what makes the other spouse and the court distrust the process.

What does it cost?

The valuation and the advice are free. On a sale we are paid at closing like any agent; Colorado listing-side commissions average about 2.8 percent. No fee if the house does not sell.

Do you work with our attorneys?

Yes, and we prefer it. Both attorneys get the same documents and the same log. What we provide counsel.

Who actually shows up?

Damon on the divorce listing side, Brian on the discovery calls and the workshop, and the Kenna team for showings, staging and buyers. You will know who is doing what before you sign anything.
