Staging a house for sale during divorce when one spouse still lives there

One toothbrush and an empty closet cost sellers real money. Here is how to stage a half-occupied home and set showing rules that respect the spouse still there.

The short answer

Make the house look fully lived-in, not half-moved-out. Fill the other closet, stage the empty bedroom, put books back on the shelves, and remove anything that reads as a split household. Keep “motivated,” “must sell” and “divorce” out of every word of the listing. Set showing rules in the listing agreement, and have the occupying spouse out during showings.

The tells buyers look for

  • One side of the closet empty, one toothbrush, a mattress on the floor.
  • One car in a two-car garage, a recliner alone in an empty room.
  • Court filings (Colorado dissolution cases are public record) and social media.
  • Price drops on a fixed cadence with an obvious deadline.

Showing rules that work

  • A notice window and a lockbox.
  • No showings during parenting exchanges.
  • One phone number the agent calls.
  • The spouse who lives there is never present for showings.
