Ask how they deliver the valuation (to both spouses, in writing, at the same time), what goes in the stipulation (price, reduction schedule, repair cap, disbursement), how they handle an impasse (the attorneys, not a side), what they do when one spouse still lives there (showing rules, staging, never present), whether they will tell you not to sell, and what credentials they hold that you can verify.
What neutral means in practice
- Same written valuation, net sheet, listing draft and closing statement to both spouses and both attorneys.
- Every email copies both spouses. No carried messages.
- A written log of showings, feedback and offers either side can hand to the court.
- A transaction-broker relationship for the sale, the natural neutral fit in Colorado.
Credentials, and checking them
Designations exist in divorce real estate; so do agents who list them without holding them. Licenses are public at DORA. Ask, then check. We claim only what we hold.
The friend with a license
A sale controlled by one spouse’s friend is a sale the other spouse and the court will not trust. It is the most common way a simple listing becomes a hearing.
