What to expect at your first divorce real estate consultation in Colorado

Twenty minutes, no pitch. Here is exactly what happens on a divorce real estate consultation with us, what to bring, and what we will not do.

Next free Zoom: second Saturday, 9:00 AM Mountain · in a few days · Divorce and the House: sell it, keep it or buy out?

Call or text 303-955-4220. A live person answers. Not a robot, not a phone tree.

The short answer

You tell us where the case is and whether one of you wants to stay. We tell you what the house is likely worth, what is owed, what a buyout would take at today’s rate, what a sale would net, and which of the four options the numbers actually support. We do not ask you to sign anything, and we do not talk to your spouse unless you both want us to.

What to bring

  • The most recent mortgage statement (and HELOC, if any).
  • The deed or the closing package from when you bought.
  • A rough idea of condition: roof, furnace, anything deferred.
  • Whether you have filed, been served, or are still deciding.
  • Your own income, if you are thinking about keeping the house.

What we cover

  1. Value. A written Smart Pricing Report with comps and a range, delivered to both spouses if you both want it. An appraisal if either side disputes it.
  2. Equity. Value minus payoff, and what that means as a buyout number.
  3. The payment alone. At today’s rate every $100,000 borrowed is about $660 a month in principal and interest. This is where most house decisions are actually made.
  4. The four options. Sell, buy out, defer, assume, with the catch on each.
  5. Next step. Sometimes a lender. Sometimes your attorney. Sometimes wait.

What we will not do

  • Take a side.
  • Carry messages between spouses.
  • Tell you to sell if the numbers say keep, or the reverse.
  • Give legal or tax advice. We will tell you which professional you need.
