Damon is a REALTOR®, a Colorado Certified Residential Appraiser and a Certified Real Estate Divorce Specialist, and a co-founder of Divorce Advice Colorado. He founded the Colorado House Finders Team at RE/MAX Professionals and has spent more than a decade on the real estate side of divorce: neutral listings, court-ordered sales, buyout valuations and collaborative-divorce cases. His own handbook for divorcing homeowners and his workshop talks alongside family-law attorneys, financial analysts and counselors are the backbone of the real estate material on this site.

He leads the divorce practice for The Kenna Real Estate Group as an affiliate partner. When a divorce sale or a buyout valuation comes to Kenna, Damon runs the file with the Kenna team behind him, and both brokerages are disclosed to both spouses in writing. His goal, in his words, is unbundled real estate help: the house handled cleanly, with the legal, financial and emotional questions routed to the right professional.

Certified Real Estate Divorce Specialist

Issued by the Financial Divorce Association, Inc. of Longmont, Colorado, in April 2016, after training in the legal and tax aspects of the divorce process as they apply to real estate: equitable distribution, the automatic injunction, maintenance and child support in mortgage qualifying, capital gains, pensions, bankruptcy and the mechanics of a buyout or a sale.

We show the certificate because “divorce specialist” is a phrase anyone can type. This is the one designation held on our team, and it is his.

Why a designated specialist matters

Anyone with a license can put “divorce” on a website. A Certified Real Estate Divorce Specialist has been trained in what a divorce case actually needs from a real estate professional: neutral communication, court-compliant listing terms, how equity is calculated and divided, how buyouts and refinances work, what title needs from the decree, and how to keep a sale from becoming evidence in a fight. Appraisal licensure adds a valuation both attorneys can rely on. Collaborative-divorce training adds the discipline of working alongside both attorneys and the financial neutral instead of around them.

Divorce Advice Colorado and the Second Saturday bootcamp

Long before this site existed, Damon was already teaching divorcing homeowners for free. He co-founded and holds the real estate seat on the Divorce Advice Colorado team in Littleton, a panel of family-law attorneys, mediators, Certified Divorce Financial Analysts, divorce coaches and divorce-trained mortgage lenders that runs the free Second Saturday Divorce Bootcamp on the second Saturday of every month, in person at 4 West Dry Creek Circle in Littleton and online. His segment there is the one you will find on this site: keep, sell, buy out, the number both attorneys can rely on, and the mistakes that cost people the house.

That is why we asked him to lead the Kenna divorce real estate team and the real estate seat on our own panel. Two free workshops a month in the south metro, the same specialist at both, and no sales pitch at either. If the second Saturday works better for you than the first, go; you will see the same face. Damon’s five-step divorce file

  1. One call, both spouses welcome. Where the case is, who wants to stay, what the attorneys need first. Book it on Damon’s calendar or call (303) 748-8009.
  2. The number. A written Smart Pricing Report to both spouses and both attorneys at the same time; an appraisal from a licensed appraiser when either side wants one.
  3. The terms. Stipulation-ready listing terms: price rule, reductions, repairs, access, carrying costs, disbursement.
  4. The listing. Nothing about the divorce in the marketing, a log of every showing and offer, separate signings if needed.
  5. The closing. Proceeds disbursed exactly as the stipulation or decree says; the title company has the order before the contract.

Do you represent me or my spouse?

Neither against the other. On a divorce listing Damon works the sale for both owners with the same numbers to both of you, in writing, and both brokerages disclosed. If either spouse wants their own advocate, that is an attorney’s job, and he will say so.

Will the appraisal you do hold up in court?

Damon is a Colorado Certified Residential Appraiser. An appraisal both attorneys agree in advance will control ends most valuation fights. Where he is the listing agent, he will refer the appraisal to an independent appraiser to avoid any conflict, and say so in writing.

My spouse will not cooperate. Can you still help?

Yes. Court-ordered listings are a specialty: the order becomes the listing terms, every contact goes in the log, and the court can authorize a signature if one spouse refuses. The five refusals.

What does it cost?

The valuation is free to both spouses. An appraisal, if wanted, is $550 to $800. On a sale, the commission is paid at closing like any listing and is disclosed in the stipulation.

Can you talk to my attorney directly?

Yes, and he prefers to. Both attorneys get the valuation, the listing draft and the net sheet at the same time. What counsel receives.

Do you work outside the south metro?

Damon covers Littleton, Highlands Ranch, Centennial, Parker, Castle Rock, Lone Tree and Castle Pines personally and the Kenna team works with him from Fort Collins to Colorado Springs. All 34 cities.

Can I keep the house?

Maybe. Equity first, affordability second, desirability last: that is the order Damon works it in, and a lender confirms the affordability piece before any deadline goes in the decree. Keep the house.

Do you present at the workshop?

Yes. Damon holds the real estate seat on the Colorado Divorce Decisions Panel™ and teaches the house segment in person and on Zoom. The presenters.

Damon’s framework: equity, affordability, desirability

Every divorce-home decision Damon works comes down to three questions, in this order. Equity: positive (split it or buy it out), break-even, or negative (short sale, hold, or convert to a rental). Affordability: can either spouse carry the house alone, and can the keeping spouse qualify for the current balance plus the buyout? Desirability: does anyone actually want it, or is a fresh start the thing that lets both of you heal? The four options, with Denver numbers.
